Hotel Construction Progress:
Work continues this month on the façade of the building centered on the Southwest corner where the material and man lift was removed. Brick and precast concrete is nearly fifty-percent complete for this area with minimal exterior work remaining on the project. Work at the porte cochere canopy at the main entry also continues with metal panel install the main focus followed by the installation of the decorative stone column wraps.
Sitework along both the waterfront promenade and at the main drop-off area also continues this month with additional concrete being poured at these areas to connect the existing walkways on site. Pedestal set pavers and the large decorative planters are in at the outdoor terraces at levels 3, 4 and 8. Landscape for the upper courtyards and terrace is going in currently with the green roof areas already installed. The level 3 screen wall between the west side of the Hotel and adjacent neighbor, Boeing, will be installed in early June.
Hotel – Waterfront Promenade Work
The interior podium levels continue to see wall finishes and flooring go in this month. The elevator cabs are complete with elevator lobbies currently being built out. The elevator inspection is scheduled for late May. At level 1, the back of house offices, storage, laundry, receiving areas, and employee lockers are also nearing completion with wall covering, paint, and flooring now being installed. Work at the pool ceiling continues this month to install light fixtures and slatted ceiling. The pool itself is complete and filled with water in order to cure. Other spaces at level 1 including the fitness room, spa treatment areas, and locker rooms have custom casework, wall paneling, stone, and flooring being completed for the balance of the work. At level 2, the restaurant tiling is complete with the bar currently going in which will complement the Regency VIP lounge across the hall. Casework and kitchen equipment is also being installed at the Marketplace adjacent to the main entry. At the meeting spaces on level 3 and Junior Ballroom; wall finishes are being installed along with preparation for final flooring. In the Grand Ballroom, the ceilings are being finished with modern chandeliers, speakers and accent lighting.

The guestroom floors including rooms, corridors, and elevator lobbies continue interior finish construction going up the Tower. Levels 4 through 8 are nearly complete with the room casework and furniture now being installed. Subsequent floors moving up the tower continue in various stages of completion with the furniture install to continue up the tower as floors are completed. Casework will be going into guestrooms at about a floor per week until complete. Next month, Hyatt will begin training new employees in the Hotel itself to get ready for the Grand Opening!

Office Construction Progress:
The elevated concrete decks for the parking garage phase 1 at Tower 1 and 2 are complete which includes all striping, cable barrier rail, lighting, and ventilation. Temporary Certificate of Occupancy is anticipated within the coming week as fire and life safety inspections have been signed off by the City of Renton. Final sealing of the exterior precast panels and final road paving will be done in the coming few weeks. At the north end of the garage, phase 2, levels P0 through P2 are also complete with the double height space at the main Office lobby levels currently being formed. Pours for the main Office levels that abut the Hotel porte cochere will commence prior to the end of May. In addition, the first slab on grade pour for phase 3 at Tower 3 is set to pour later in the month.

The Johns Creek Bridge install also nearing completion now that there has been a break in the weather. Final punch list items are being addressed regarding the landscape, hardscape, lighting, and signalization with the pedestrian railing the last item to be completed which should be installed by the end of May.
